A wet basement can be a source of stress, expense and an unhealthy environment throughout your home. You may not even know you have a problem because the dampness it causes and it’s consequences can remain hidden behind the wall until it is too late. One of the best ways to ensure a problem never occurs is to stop it in its tracks before it starts. Choice offers complete Exterior and Interior waterproofing solutions.
EXTERIOR WATERPROOFING
Exterior Membrane Waterproofing is our most popular method to stop basement leaks, especially when you have a finished basement and the leak is confined to one area. Choice Drainage can usually repair this type of leak without having to tear apart your basement. Quite often the problem is simply a small crack in the foundation caused by shrinkage, we usually repair this basement leak by excavating immediately around the affected area, around 5 to 6 feet along and all the way down to the footing.
The process starts with cleaning and drying the exterior leaking basement wall. Then sealing the wall with liquid rubber, and finally installing a foundation waterproofing membrane.
All Waterproofing systems rely on the fact that there is adequate drainage at the base of the foundation. Without it, Hydro Static Floor Pressure would cause the water to come up through the perimeter and cracks in the wall and floor.
INTERIOR WATERPROOFING
Interior Drainage Systems, also referred to as French Drains, is a system that is generally used when:
- Your Leaking or wet basement is constructed from Block or stone.
- A large area of the basement is leaking and is unfinished.
- There are additions without basements around the original basement or side splits, back splits and where water is seeping from the higher level to the lower level, and basements that have been underpinned (lowered from the inside).
First, we cut and break out the floor around the perimeter of the basement and to the sump well or drain. Then, we excavate to the underside of the footing usually 6-7″ deep. If it is a block basement we drill into the hollow cores of the block to allow the water to flow out. We then install a plastic drainage membrane down along the wall and over the footing. We then install a drainage pipe alongside the footing to the sump pump.
Any water that comes in through the wall will be channeled 6″ below the basement floor to the weeping tile. This also captures any water coming from under the footing because of Hydro Static pressure due to clogged or nonexistent exterior drainage. Finally, we fill the voids in the trench with clear ¾ ” stone and re-cement.
CRACK INJECTION
Choice Drainage Polyurethane Crack Injection System
Our Crack Repair Service stops leaks in:
- Poured Basement Walls
- Basement Floors
- Poured Retaining Walls
Our Injection System seals large or small cracks to prevent water from coming through. A specially engineered polyurethane is injected into the crack. It reacts with water causing the urethane to expand up to 700 percent to prevent further leaking. In addition, the polyurethane remains pliable enough to allow for normal expansion and contraction. Once the polyurethane injection is completed, a cement patch compound is applied over the repair to complete the project.
